Why get an Inspection?
There are a lot of reasons that people maydecide to get a property inspection, but ultimately it is about two things; money or safety.
H & H understands both and can provide inspections that can focus on the things that matter to you. Whether you are looking at purchasing a home and want to know if there are any possible issue with it. Or planning to stay in your home forever, and want to make sure you can do that comfortably regardles of health or mobility issues down the road. Inspection Types
Pre/Post-Sale Home Inspection
Most common form of Home Inspection. A primarily visual inspection of every aspect of the home from the curb to the attic. We look at all the parts of a house for any poor conditions, signs of structural or component failures, and most importantly any hazards or building code violations. You get a detailed report with pictures and a summary running down the biggest issues to the smallest. This is best used to help you decide if the home is worth purchasing, what issues might arise with a buyer, a negotiating tool with the seller to address any issues or decrease the price, and a way to ensure the buyer doesn’t try to sue you for any known defects after the sale.
Takes approximately 4-8hrs onsite and up to a few days to put together the entire report with costs starting at $800 for homes under 1,200sqft.
Maintenance Condition Inspection
Unlike the Pre/Post sale Inspection, this inspection is used to create a maintenance list of current and possible property issues that will need to be addressed based on the current conditions of the property. With this inspection, H & H does a run through of the property to create checklist of any issues that will need addressing such as bad drainage, peeling paint, overused electrical outlets, etc. Along with a list of normal maintenance items such as filters, battery operated devices and their intervals so that so that a maintenance schedule can be created with timelines and estimated costs. This greatly helps property owners manage their properties more efficiently and budget friendly. You will get a checklist and schedule along with cost estimations for any work H & H would be performing.
These inspections usually only take a couple of hours onsite and a couple of business days to complete the estimates, typically costing $300.
ADA Safety & Accessibility Inspections
The ADA Safety and Accessibility Inspection is designed to help both Residential and Commercial property owners understand any issues their property might have with Safety or Accessibility based on current ADA building codes and guidelines. Many of these specifically address dimensions for entrances, walkways, doorways, types of handles and faucets, parking areas, etc. This can be used to discover and address any problem areas when it comes to the ability to safely and functionally utilize the property, whether it is aging in place for elderly individual or compliance for a new restaurant. As aging in place has become more popular and the elderly population continues to grow, ensuring you can remain safely in your home, or knowing what modifications you can make to do so, is an important part of that process. You will get a detailed report highlighting all of the problem areas around the entire property, from the curb to the bathroom, and any applicable suggested remedies to enable you to plan out any modifications you may want or need to make.
